How is this different from a property management software like AppFolio or DoorLoop?
Those are tools for property management companies — they help a PM with 200 doors run their business. Stayward is built for the owner who would have hired a PM but doesn't want to. We replace the work, not the spreadsheet.
How is this different from MagicDoor, Latchel, Mezo, Trellis, or Boom?
All of those sell B2B to property management companies (in the case of Trellis and Boom: to short-term rental PMs). Their unit economics require customers with 10–50+ doors. We sell direct to the owner with 1–25 units or 1–10 listings — at a price the owner can choose.
Will the AI ever spend my money or dispatch a vendor without my approval?
Not unless you tell it to. By default every spend over a threshold you set (e.g., $250) requires your one-tap approval. Below that, the AI can act on standing rules you configure — e.g., "auto-order replacement HVAC filters under $25." Every action is logged, attributable, and reversible.
What happens when the AI doesn't know?
Two escape hatches are always visible to the occupant: "this isn't working — get a technician" and "talk to a human." The first triggers vendor sourcing; the second hands off to PropertyAI ops (or you directly, if you prefer). The AI never pretends to be human.
Do you require my tenants or guests to install an app?
No. Most tenants will only ever experience Stayward through SMS, WhatsApp, or voice on a per-property phone number. STR guests interact through Airbnb / VRBO / Hospitable directly — we read those inboxes via API and reply in the existing thread so the guest never has to switch channels.
When can I use it?
